Our Experience

Pike & Rose Core & Shell Design

  • Pike & Rose is a mixed-use neighborhood with amenities, restaurants, retailers, multiple meeting and conference facilities, and a hotel. The site embodies a “live, work, play” destination, which is rare for life science developments in Maryland.

  • Our HVAC design included a chilled water plant with energy recovery and a unique blend of air and water-side economizers. The design minimized energy conservation while providing a flexible HVAC system for both the laboratory and office space.

  • The chilled water plant supports 100% outdoor air DOAS air handling units and supplemental chilled water units throughout the space to meet ventilation, pressurization, and space cooling requirements as efficiently as possible.

  • We designed the building core to accommodate general, laboratory, and fume hood exhaust. Because of future unknown tenants, we engineered an accessible shaft that communicates directly with rooftop equipment yards and tenant equipment rooms clustered around the loading dock and building core.

  • The MEP design also responded to the changing design requirements and a desire for healthy buildings. This included high filtration levels, increased ventilation rates, dehumidification and humidification capabilities, and the flexibility to add active IAQ measures such as UVC to critical spaces in the future.

  • The building provides tenants with dedicated non-potable lab water, lab waste systems, and metered HVAC and electrical services.
